About

Built for the funds working at the frontier of commercial real estate.

The most sophisticated investment teams know where their edge lives: the view on the asset, the price they are willing to pay, the risk they understand better than the market, and the recommendation they carry into committee. Cap Orbit is the AI terminal built to carry the work that leads up to that judgment: source-traced models, memos, closing records, and asset-management reviews in the firm’s own formats.

The insight

A deal is one continuous case.

On a fund, a deal does not move in stages. It moves as one case: from the broker materials through the model, the memo, the committee, the close, and the years of owning the asset.

The market built tools that split that case into pieces, a different one for the model, the memo, and the data room, so context is rebuilt at every handoff and the firm’s own way of working a deal is lost in someone else’s template. We started from the opposite premise. A team should work a deal the way it actually thinks about a deal: as one case, held in one place, start to finish.

Why now

The work itself can finally come back finished.

Until recently, the most a general tool could do with a deal was answer a question and hand back a paragraph the team still had to turn into work. That has changed.

The work product itself now comes back as files the team can review: a real underwriting model, a credit memo in the firm’s own format, a bound committee book the committee can act on, every number footed to the source document or the model. Hand the terminal the deal file and the team gets back committee-ready work, not a chat reply to clean up later. That shift is the whole reason Cap Orbit exists.

The stance

A force multiplier for teams that are already excellent.

Cap Orbit clears everything that stands between your best people and the judgment that is the entire point.

The team directs every step and approves each consequential one. The terminal produces at deal pace; the view on the asset, the pricing position, and the investment decision stay with the firm. The teams that pull ahead will be the ones whose best people spend their hours on risk, pricing, diligence, and committee judgment, not on assembling the work that leads up to it.

Work that goes straight to committee.

What comes back is built to the standard your committee already holds, and it carries the firm’s own name.

Footed to the source

Every number ties back to the document it came from or foots to the model, and any value the team had to infer is marked as inferred.

In the firm’s own format

The work runs on the firm’s own models, memo styles, and output formats, so what comes back reads in the house voice, not a generic template.

Private to the firm

A firm’s edge stays the firm’s. Cap Orbit runs isolated per firm and is never trained on your work, and Enterprise deploys into the firm’s own cloud account with single sign-on and customer-held keys.
